203k Construction Services: When purchasing a HUD home or a home through a HUD program, some improvements or upgrades may be required by HUD or your lender. We can work with the inspector and the inspector's report to improve your home and get it in pristine condition. We guarantee a pleasant and competent construction experience.
Many lenders offer a 203K loan program. The programs are separated into 2 different programs, 203K Streamline and 203K Construction.
203K Streamline loan program is intended for those cosmetic construction projects which do not require plans, engineers, architects or consultants. Such prohibited projects include room additions, structural damage repair, and/or site amenities. The financial limitation on the projects which fall within the qualified guidelines is $35,000. Some of these projects include:
- Roof, Gutter, Downspout repair/replacement.
- Existing heat, ventilation and air conditioning systems, repair/replacement/upgrades.
- Plumbing and electrical systems repair/replacement.
- Weatherization/Waterproofing.
Each geographic reason has its' own very specific requirements and documentation so be sure to check with your lender to ensure eligibility.
203K Construction loan program is intended for the larger, often more complex projects exceeding $35,000, but only single family to 4 unit homes. This can be the purchase and rehab of a property, or the refinance and rehab of your current property. It can even be used to transform a property from a single family to up to a 4 unit property! 203K Construction loans are based upon the projected value of the home so luxury items such as trendy amenities are not acceptable additions. Always check with your financial institution for program specifics.

Quality Installation: With over 25 years of experience as a general contractor, Tony James manages all installations along with his skilled team. While some kitchen dealers only want to supply the cabinetry, we do the entire job from demo to final trim. We do structural changes and alterations as well as cabinetry, flooring, kitchens, bathrooms, finished basements, appliances, countertops, backsplashes, trim and millwork, electrical, plumbing, HVAC, windows, doors, and much more. In order for jobs to run as smoothly as possible we assure permits have been pulled, materials have been received and proper construction methods are employed. Jobsites are kept tidy, floors are always covered and dust is kept to a minimum. Tony is dedicated to producing fine craftsmanship in a efficient manner. Most of our clients live in their homes during construction and we are very sensitive to this and try to make the experience as pleasant as possible.
